Before listing a home, it is wise to step back and consider how the property will look to potential buyers. This page focuses on preparing the home ahead of time so it shows at its best, photographs well, and makes a stronger first impression online and in person. A well-prepared property may attract more interest and stronger offers, while a home that is not presentation-ready often ends up relying on price reductions to generate attention.
Why My Perspective Matters
I am a retired state-certified building contractor with 20 years of experience building and remodeling homes. I have also been a photographer for 40 years, including the past 8 years specializing in real estate photography in Western North Carolina. Over the years, I have photographed a wide range of properties, from worn homes that needed major updating to luxury homes with considerable value. I have seen homes listed in very basic condition, and I have seen others carefully styled and beautifully prepared for sale or short-term rental use. I have also had the privilege of photographing for several real estate companies and working with many different Realtors, which has given me valuable insight into the many ways homes are presented to the market. Based on that experience, I have developed a computer- and AI-assisted analysis to help prepare a home for listing, one area at a time. Let me help you present your property at its best.
Listing Prep Report
The Listing Prep Report is a professional property-presentation consultation designed to help prepare one specific area of a property for stronger listing photos and better buyer appeal. Each report is based on 1 to 5 photos of a single room, single space, or single exterior area and provides focused recommendations to improve presentation, reduce distractions, and strengthen photography readiness.
This is not a whole-house report. It is a targeted analysis of one area at a time. Additional reports may be ordered for other areas of the property.
Clients may either send photos for review or schedule an on-site consultation with Clark Barrow. For on-site consultations, Clark photographs the selected area, discusses its presentation with the client, and then prepares the final customized report afterward from his office. The on-site fee includes the consultation and the completed analysis report. There is no additional charge for taking the photos needed for the analysis. This is not a listing photography session. Only the photos needed for the analysis will be taken during the visit.
What the report is based on
Each Listing Prep Report is based on professional real estate marketing and photography-readiness principles. The analysis focuses on the visual factors that can influence buyer first impressions and online listing appeal, including clutter, distractions, lighting, furniture placement, room flow, curb appeal, and overall presentation strength. The goal is to identify what is helping the space, what may be holding it back, and what improvements may help it present more effectively in photos and showings.

First report for one area with on-site consultation: $175
